The development comprises of two main blocks of two storey open plan office areas which surround a central service block.

The design includes high levels of passive heating from glazed facades to the south and west facing elevations. The passive heating levels are controlled in the summer by engineered external louvres. This approach also provided daylight levels in excess of 4% throughout the office areas.

Ventilation was provided via a mixed mode philosophy – high levels of natural ventilation are complimented by a highly efficient central mechanical system to maximise efficiency in the winter months.
