This is the second phase of development on the site, following on from the completion of Phase 1, the Commissary (dough production facility).

There was a focus on energy efficiency, and the sustainable elements incorporated resulted in a BREEAM rating of Excellent.

High thermal mass exposed concrete soffits were designed to moderate external conditions whilst reducing the heating and cooling loads and low air leakage. Extensive glazed areas with powered parallel opening windows maximise daylight and flexibility in natural ventilation. Additionally, external solar shading is provided by sliding slatted cedar screens and external galleries with direct access from the offices.
